There are several websites you can use to find private rentals. Some are better for individuals or groups, while others offer useful features like filters (for budget, location, and number of bedrooms) or the option to contact landlords directly.
Rental websites:
- SpareRoom - great for individual rooms in house shares, and you can use the 'Buddy Up' feature to find other students to rent with.
- Rightmove & Zoopla - best for full properties like 1-bed flats or multi-bedroom houses (ideal for groups) and allow you to contact letting agents or landlords directly.
- OpenRent - direct-from-landlord listings with no agency fees and transparent pricing and secure deposit protection
- UniHomes - student-focused, with bills included in rent.
Keeping costs down
When searching for a property, there are several ways to help reduce your accommodation costs, including:
- choose a house share - renting a room in a shared flat or house is significantly cheaper than renting your own place
- look for 'bills included' options - it simplifies budgeting and avoids unexpected costs
- start your search early - searching in advance will give you more choices and avoid the price increases closer to term start dates
- be flexible on location - save money by renting in safe and well-connected outer zones, making use of London's great transport and our proximity to Stratford.
Choosing the right property
Once you find a few properties you're interested in, there are a few things to consider.
When viewing properties (in-person or online):
- look for damp, damage or safety hazards
- test heating, hot water and appliances
- check for secure locks and working smoke alarms
- ask who handles repairs and maintenance.
And consider the area too:
- is it safe and well-connected?
- are there shops, transport links and a manageable commute?

Private rental requirements
To rent in the UK, you'll need to complete some identity and financial checks. These typically include:
- a UK-based guarantor - if you don't have one, you may need to pay more upfront or use a guarantor service
- proof of student status - a student ID or confirmation letter from the university is usually accepted
- references - prepare references and proof of income as some landlords may request this.
Staying safe
Finding and securing accommodation can be confusing. To stay safe and avoid scams, make sure you:
- do not pay anything before viewing a property - if you can't visit in person, ask for a live video tour to confirm the property exists.
- check deposit protection - landlords must place your deposit in a government-backed scheme, ask this upfront.
- always sign a tenancy agreement - read it carefully and that you understand the terms, including tenancy length, how to end your tenancy and your responsibilities.
